Engineering-Based ICF Extensions

  

The Lock-Up Construction Package is designed for residential extensions in Alberta. It includes all structural and envelope work to deliver a building that is fully enclosed and weather-tight.

Scope of work:

  • Foundations and excavation
  • Structural floors and load-bearing walls
  • Steel beams and roof structure
  • ICF exterior walls (where applicable)
  • Windows, exterior doors, and roofing

Note: Interior finishes, mechanical, electrical, and plumbing are excluded.

Our Process:

  1. Initial discussion to define the project scope.
  2. On-site visit by a structural engineer (soil and load path review).
  3. Preparation of professional engineering plans.
  4. Delivery of a detailed technical construction proposal.      

Engineering & Feasibility Study

1. Site Visit Coordination:  A site visit by a structural engineer is required to assess the feasibility of the project. The contractor (Nerco Construction Inc.) must be present during this visit to provide technical input and coordinate structural requirements for the ICF system.

2. Financial Responsibility:

  • Engineering Fees: All fees charged by the structural engineer are the sole responsibility of the client and are payable directly to the engineering firm.
  • Contractor Site Attendance Fee: A fee for our presence, consultation, and technical expertise during this site visit is payable to Nerco Construction Inc. by the client at the time of the visit.

Note: These preliminary steps ensure that the engineering plans are perfectly aligned with the ICF construction methods and your specific site conditions.
